Access Statement for Woods End B&B - March 2011

Introduction
Woods End is an elegant Detached Family Home, traditionally furnished to a high standard with a relaxed cozy and quiet atmosphere. There are rooms available for Bed & Breakfast or on a Self-catering basis. Good access to M62 Motorway, ideal base for West Yorkshire’s commercial centers. Very close to "LAST OF THE SUMMER WINE" country and only 3/4 hr from the Yorkshire Dales. Excellent Public transport links 2 mins walk away from the residence.

Pre-Arrival
Telephone, or Email to enquire for availability, no on-line booking. We have Credit and Debit Card payment facilities available. There is a 2.5% surcharge for using credit card, see our full terms and conditions.

Car Parking Facilities
Well lit free private off-street parking area for 3-4 cars located at the front & Side of the property. Tourist signs will be seen in the porch there are no signs outside the property, to find follow house numbers, good street lighting.

Arrival
Arrival times must be pre-arranged with the Proprietor, as there is no manned reception. Parking on a level, close to the entrance making easy unloading. Assistance provided with unloading luggage etc, door bell. Security lighting at front and side of the property. Small step to entrance hall for checking in. Main entrance, side hung solid wood front door measuring 3ft, into a carpeted entrance hall with a Gallery. Pad & pen available for those guests needing it. Seating available. Main entrance keys and room keys given to all guests on arrival with explanation about locking of doors. Familiarization tour given. Separate entrance at the side of the property, with a step up and door measuring 3ft into the Kitchen of the self-catering apartment staircase leading to 2 bedrooms & small shared shower room, further staircase to 3rd attic room bedroom with Velux windows to the rear of the property only.

Public Areas - General (Internal)
No Lift, Open Gallery with stairs leading to bed & breakfast rooms, Separate staircase to the self-catering apartment. Breakfast is served in our dining room, large table seating ten, no separate tables available. Alternatively, breakfast can be served in our light & airy kitchen or on our rear patio overlooking the private garden Breakfast can be served outside on request (weather permitting). We do allow guests to use the Dining room in an evening. There is no sitting room. We do not have an alcohol license and no public bar, no public toilet in the public areas of the property. Free Wi-fi throughout the property and in all rooms. A code is available on request.

Lighting
All public areas and bedrooms are well lit with centre lights and a variety of table lamps.

Laundry
A laundry service is available on request and will be charged extra on top of your room charge, Alternatively, we do have a washing machine in our garage available for those long-term guests to use.

Outdoor Facilities
A pleasant secluded garden area with Patio & Decking area. Garden furniture provided.

Conference & Meeting Rooms, Banqueting, Clubs, Entertainment
The dining room with seating for up to12 persons is available for hire anytime and light snacks or evening meals can be provided at weekends on request.

Bedroom Facilities
We have 2 rooms en-suite, other rooms share a bath/shower room close by. We have 1 en-suite ground floor room with a 28 inch entrance door and a 26½ inch door leading to the en-suite shower room.All rooms are equipped with digital TV/Radio/alarm/iPod dock. Tea & Coffee making facilities, Microwave & refrigerators, selection of cutlery and crockery. Some rooms have access to a fully equipped kitchen.

Fire Precaution
All bedrooms are fitted with smoke detectors. All public areas have fire extinguishers and fire blankets available. Full fire drill in place with escape routes marked clearly on a property layout kept in all rooms.

Breakfast
We try to cater for everyone's needs, including dietary/allergies etc. and try to serve locally sourced foods at breakfast. Continental breakfast is included with your room charge consisting of:- Fresh fruit Salad, Cereals, Toast/croissants Yogurts, cold meats/Cheese, Tea/Coffee/Chocolate. We have a full menu of hot breakfasts available but these are charged at £3.50 extra per person.

Additional Information
We do not have cots available for children under 5 yrs old. We do take Pets but only by prior arrangement. We do have female cat of our own. We are open over the Christmas & the New Year Period. We may be closed from time-to-time at other periods during the year due to holidays.
